Affordable Housing in Ghana: Pokuase units priced from GH¢156,000 to GH¢480,000

The prices of the recently launched Pokuase Affordable Housing units have been released.

In a bid to tackle Ghana’s staggering housing deficit, the Akufo-Addo-led government initiated the Pokuase Affordable Housing Project with a sod-cutting ceremony on August 1, 2023. The country currently faces a housing shortfall of approximately 1.8 million, largely attributed to the high costs of rent, mortgages, and building materials.

The Pokuase Affordable Housing Project is a significant step towards providing sustainable and quality housing solutions for middle and low-income earners in the capital. To make the units affordable, the government subsidized the cost of the houses by providing land and on-site infrastructure.

To ensure the subsidy reaches potential homeowners, the government collaborated with developers to set a price ceiling for the various housing units. Developers are prohibited from selling above the agreed price ceiling, ensuring affordability for buyers.

The project offers a range of housing units, with costs varying from $13,800 to $42,500, depending on the unit type and size. In Ghanaian currency, this translates to GH¢ 156,150 to GH¢ 480,894.

– A Studio apartment: $13,800
– One-bedroom house: $20,700
– Two-bedroom house: $34,500
– Three-bedroom house: $42,550

With a commitment to addressing the housing deficit, the Pokuase Affordable Housing Project is a vital initiative aimed at providing secure and accessible housing options for those who have long struggled to find affordable homes in the capital.

Critics however argue that the abandoned Saglemi Housing project should have been completed rather than the introduction of a new housing scheme.
